Role: Sales Manager

Purpose:           To contribute to the overall success of the business, through the effective management of the Sales Adviser team.

Responsible to: Sales Director


  • Support the department in achieving targets, e.g. legal completions (units sold), Marketing Budget Spend, average selling price, sales selling overhead.
  • Oversee the implementation and launch of new sites.
  • Organise advertising campaigns for current/future developments.
  • Recruit and train new Sales Advisers, and directly manage Sales Advisers’ performance.
  • Conduct regular meetings/reviews with Negotiators to provide coaching, training and information about sales performance.
  • Focus on minimising scheme costs of sale whilst also promoting best practice and high quality standards.
  • Assist in research on potential and existing developments as and when required by the Sales Director.
  • Prepare staffing rotas, ensuring that all holidays, sickness, etc., are suitably covered.
  • Design and presentation of show homes and sales office.
  • Production of presentation/marketing material, ensure compliance with Property Misrepresentations Act and other legislative requirements.
  • Demonstrate a focus on Customer Care in order to enhance the reputation of the Company, increase profitability and to achieve customer satisfaction targets.
  • Market research and competitor analysis.
  • Appropriate reporting to the Sales Director on all aspects of Sales/legal completions.
  • Promoting and acting in accordance with all Company values, systems, policies and procedures.

Personal characteristics/ qualifications and skills:

  • Experienced Sales Manager preferably within the property industry.
  • Experience of cost control and planning, prioritising and organising work to meet targets.
  • A lateral and innovative thinker, an original problem-solver.
  • A motivational team-leader focused on managing, coaching and developing their team to achieve their full potential.
  • Specialist knowledge of Sales/Marketing techniques, research and analysis.
  • Self –disciplined, with excellent time management skills, and flexible in order to achieve results.
  • Good inter-personal skills and ability to deal with people from diverse backgrounds.
  • Self-confident, decisive, resilient and the ability to thrive under pressure in a fast moving environment.
  • Flexibility with hours and mobility, particularly with regard to weekends and bank holidays.
