Role: Neighbourhood Services Manager (Internal Job Title) – Job Share

Hours:17.5 hours per week, Wednesday (pm), Thursday and Friday

Salary: £15,988.50 to £19,985.50 per annum (salary offered anywhere between this scale, dependent upon your experience) plus Car Allowance of £1,136 per annum (£31,977 to £39,971 per annum pro rata / Car Allowance of £2,272 per annum pro rata)

Contract: Permanent (subject to three-month trial of this new working pattern)

We’re on the lookout for an experienced Housing Professional to join our friendly Neighbourhoods team in London!

As a Neighbourhood Services Manager, together with your job share partner, you’ll share patches across Sutton, managing tenancies, leases and communities within a multi-tenure portfolio. Acting as an ambassador for Moat, you will deliver a high-quality housing management service to our residents. You will be key to building trust, improving resident satisfaction and ensuring that our estates are safe and maintained to a high standard.

Your experience of working with managing agents will ensure our contracts are utilised to their maximum potential, making positive improvements to the communities we serve.

You will report to the Neighbourhood Operations Manager, and have other Neighbourhood Services Manager’s on your team, enabling you to support each other and share knowledge/experiences.

This is a job share opportunity, sharing a full-time position (35 hours per week) with a job share partner who’ll work Monday, Tuesday and Wednesday (am) to allow for a handover. It’s a new working arrangement for Moat so will be subject to an initial three-month trial period. Strong communication and organisational skills will be essential.

We are on the lookout for someone who has:

  • Excellent verbal and written communication skills.
  • Problem solving skills and an ability to work under pressure and to tight deadlines.
  • An Ability to manage a complex caseload including ASB cases.
  • An Ability to build productive relationships with key stakeholders and ability to engage with a diverse customer base.
  • Demonstrable passion and ‘can do’ attitude and a commitment to achieving the very best outcomes for our residents.
  • A Full UK Driving Licence and a vehicle to be used for work purposes.
  • A willingness to work towards a Level 4 Housing Qualification
  • Demonstrable understanding of leases and tenancy agreements.
  • A sound awareness of Landlord, Leasehold and Tenant legislation and procedure.
  • A good awareness of welfare benefits, particularly Housing Benefits.
  • An awareness of occasions that require liaison with Social Services (e.g child protection, domestic violence)

In addition, the following would be beneficial but aren’t essential:

  • ARLA, IRPM, or CiH-related qualifications to NVQ L4 or equivalent.
  • A sound knowledge of Landlord and Tenant legislation and best practice, supported by practical experience.
  • A knowledge of effective strategies available in the management of ASB, supported by practical experience.
  • A sound knowledge of resident involvement strategies and techniques, supported by practical application.
  • An awareness of end-of-development processes and defect rectification processes and procedures.
