Concessions Strategy Manager

In a nutshell

Lead the development and implementation of the concessions strategy with stakeholders across the business. Creation of a commercial pipeline of partners and space pipeline to deliver a concessions programme. Commercial management of the concessions estate to deliver to concessions commercial plan.

What I need to do

  • Support Property Strategy & Insight Manager on business case analysis for permanent, mobile and car park concessions including administration for project plans, focusing on co-ordination , stake holder management, communication and timescales
  • To manage the revenue expenditure budget supporting the development and implementation of the concessions revenue generation budget
  • Management of all 3rd party supplier relationships including identifying new concession partners, all commercial and contractual negotiations and exit strategies
  • Management of the concessions build programme including working with Store Development, Employees Agents and Building contractors to ensure that all projects are delivered on time, in full and within budget
  • Responsible for managing database of customer research , evaluation of existing offers and recommendations for the future to support the CMC in the development of the concessions strategy
  • Responsible for managing an accurate concession database
  • Carry out partner risk profiles for top 10 partners and have risk management plans in place
  • Manage costs against budget, paying solicitors, CBRE adhoc contractors for new concessions space
  • Responsible for concessions partner signage; working with store design to develop the blueprint by partner. Managing in store implementation
  • Support the Property Strategy & Insight Manager in the development and implementation of a concessions strategy that fits with the Sainsbury’s brand. Work with key stakeholders to support the delivery of the strategy
  • Creating the concessions commercial plan that maximizes the revenue generated by concessions over 3 years
  • Review proposals for new concessions to understand their potential revenue and halo effect. Make recommendations for future roll out
  • Work closely with the Portfolio Plan Manager to identify space pipeline
  • Work with Property development, feasibility, store planning and format teams to identify opportunities for new concessions
  • Optimize concessions space to ensure where possible all concessions space is let
  • Work with customer insights to maintain knowledge management database of consumer research
  • Deliver the concessions build program. Develop and deliver a comprehensive communication plan that supports the program
  • Manage and deliver revenue targets, revenue expenditure and capital expenditure. Develop business cases of both current performance and new opportunities
  • Manage commercial and contractual negotiations and exit strategies where appropriate

  • Performance against revenue, profit and cost budgets in commercial plan

  • High quality delivery of concessions into estate by minimizing disruption to stores and great partner feedback

What I need to know

  • Excellent knowledge of the Retail industry and strong commercial awareness across sectors including commercial negotiation experience
  • Knowledge of SSL Operations (stores, store development, feasibility, planning, format development)
  • Strategic and structured method of approaching problems, with clear action orientated solutions
