Concessions Manager

In a nutshell

To manage the existing concessions partners to ensure that performance against revenue and profit targets are delivered and to ensure concessions partner service standards are maximised.

What I need to do

  • Responsible for maintaining concession income (£23million 2017/18) and for all other revenue costs associated with the estate including utility costs, business rates and professional fees
  • Manage and evaluate the performance of all concessions parties to ensure that SLA Levels are achieved
  • Responsible for managing an accurate concessions database
  • Manage and resolve any escalated store and operational issues with concessions parties
  • Act as principal point of contact for in store and car park concessions partners
  • Take any debt resolution actions necessary. Own the relationship with CBRE for in store concessions and be responsible for the CBRE activities which support concessions, including rent demands and debt reporting, data management and reporting, rent reviews, assessment of turnover rents and obtaining landlord consents
  • Work closely with strategy concessions colleagues to support on all estate management matters for concessions
  • Responsible for obtaining all necessary land lord consent to support new concessions and changing to concessions where such consent is required
  • Where needed amend processes and procedures to improve customer service
  • Manage the concessions assistant on a day to day basis
  • Work with solicitors and Property agents to maintain accurate records of what services are in store and in addition what leases are in place, rent records, debt position and rent reviews
  • Work with the concessions strategy team to ensure that all legal documentation is in place including commercial agreements, contracts, licenses and leases for concessions activity
  • To carry out performance reviews as appropriate on partners to evaluate service standards. Make recommendations to business and engage with other relevant stakeholders including Property Strategy Team, and implement any changes to support improved performance
  • To act as an advisor to the Property Strategy Team on concessions lease and license terms in order to maintain consistency and flexibility across the SSL estate and compliance with head lease terms
  • Support the Property Strategy Team and other stakeholders where appropriate with the landing of new concessions
  • Responsible for ensuring that SSL meets all its obligations to concessions partners, liaising with all relevant stakeholders, such as FM and Stores to ensure complete compliance
