What we need in a nutshell

We’re looking for a hands-on Operations Manager to support our Hot Tub Manager and Park Services Manager (Maintenance, Grounds and Greenkeeping) at Piperdam Golf and Leisure Resort. 

You’ll drive Health & Safety compliance, oversee Planned Preventative Maintenance schedules, and ensure smooth daily operations across the resort. With stunning golf courses, lodges, and multiple facilities, Piperdam offers a unique getaway in the heart of Scotland.

What you'll be doing

We need a proactive and hands-on leader to develop, coach, and enhance the performance of our Hot Tub and Park Services Team (Maintenance, Grounds & Greenkeeping) at Piperdam Golf and Leisure Resort. Working closely with the Park Services Manager, you will ensure they have the tools, resources, and support needed to execute preventative maintenance efficiently, focusing on time management and quality of workmanship.

As part of our holiday hero leadership team, you will:

  • Work with the Park Services Manager to embed a Planned Preventative Maintenance (PPM) approach, ensuring proactive maintenance reduces reactive repairs.
  • Ensure Greenkeepers have a structured plan and the correct agricultural tools to maintain our 9- and 18-hole golf courses while keeping our grounds pristine.
  • Support the Hot Tub Manager in following safety procedures, ensuring all tubs are well-maintained, operational, and meeting quality standards—particularly as we invest £100k in replacing nearly half of our hot tub fleet this season.
  • Oversee and ensure compliance with Health & Safety policies, including gas and electrical certifications, Legionella checks, and all required safety inspections across the resort.
  • Manage our Code of Contractors Policy across the resort.
  • Deliver KPIs and operational standards through smart budget planning, commercial awareness, and strong leadership.
  • Lead, motivate, and support both permanent and seasonal teams to enhance the guest experience.
  • With BIG capital plans on the horizon you will be key in championing and executing these plans, ensuring investment projects are well-planned and delivered effectively.
  • Collaborate closely with the General Manager, Guest Experience Manager, and wider leadership team to drive operational excellence.

Skills, experience and qualities you'll need

We are looking for a high calibre Operations Manager, so you will need:

  • A strong Health & Safety background, with experience in compliance, audits, and risk management.
  • A proven track record in managing, leading, and developing teams, shaping direction, and driving change.
  • Excellent planning and organisational skills, ensuring preventative maintenance and operational efficiency.
  • Strong communication skills, both written and verbal.
  • The ability to work under pressure, problem-solve, and adapt to challenges.
  • Financially aware, confident with budgets and cost control.
  • Competent with IT and technology, using systems to improve efficiency.
  • Hands-on, self-motivated, and ambitious, with a practical mindset, common sense, and a sense of humour.

Nice to have but not essential

It would great if you can tick these boxes too (but we won't hold it against you if you can't):

  • Previous Holiday Park Experience.
  • Previous experience in an operational management position.
  • IOSH or NEBOSH qualification
  • Mechanical skills / fleet vehicle management experience
  • Trade skills (plumbing, carpentry etc)
  • Be able to demonstrate completion of projects or key tasks within prompt time frames.
