Where and when do we need you? 

We have an exciting opportunity for a Maintenance Manager to join our fantastic team. Fair Ways have several different sites that support the amazing work that our charity undertakes. To maintain each of these properties there are a team of dedicated maintenance professionals ensuring their continuous upkeep and safe running. This role involves leading a multi-trade repairs team and contractors to deliver maintenance, repairs, and small works projects to agreed standards, on time, and within budget.

The successful applicant will be a highly motivated professional with strong expertise in property maintenance. They will oversee and coordinate all maintenance activities, ensuring high-quality service delivery, cost-effectiveness, and compliance with legal and regulatory standards. The Maintenance Manager will develop and implement maintenance policies, drive efficiency improvements, and ensure compliance with health,safety and waste management regulations. A key focus will be maximising quality, productivity, monitoring performance through KPIs, and identifying opportunities for continuous improvement.

In the role of Maintenance Manager you will be involved exciting and rewarding things like: 

  • Using your existing skills to make a meaningful difference – Responsibility for the maintenance and small works programmes of Fair Way's properties, ensuring all internal and external maintenance and decoration work is completed to a high standard, in line with Fair Way's policies and regulatory requirements. These properties play a huge part in ensuring we can deliver much needed services in order to keep our families, children and young people safe.
  • Leading and managing a fantastic team! - Leading and managing the maintenance team to ensure high performance, productivity, and service quality. Set and monitor KPIs, conduct performance reviews, and drive process improvements to enhance efficiency, reduce costs, and improve service delivery.
  • Supporting the charities growth and development - Assisting in project managing building developments by planning, management, coordination and financial control on refurbishments, or minor works from start to finish, whilst working with a number of construction professionals, including surveyors, engineers and the local planning authority so that construction projects are completed to a high standard and within set KPI's.
  • Working safely - Managing the Maintenance and Small Works department's H&S policy requirements by working with the H&S Manager to ensure areas of the policy that may impact on its role are reviewed, implemented and adhered to, reducing risks and meeting regulatory requirements. Ensuring all work is carried out safely with the monitoring of good, safe working practice whilst adhering to all Health and Safety policies ensuring all risk assessments are followed and adhered to, to keep yourself and other safe from harm.
  • Working smartly- Managing works by trade staff and contractors, ensuring a timely completion of service with a level of quality, compliance, productivity and customer satisfaction which meets defined standards and targets in accordance with Fair Way's maintenance policies and SLA agreements. Managing the small works bidding process by working and liaising with contactors to ensure the works are completed within key performance targets and developing, reviewing, and implementing Fair Way's Maintenance Policies and procedures to enhance efficiency and reduce operating costs.

This role is offered on a 37.5 hour per week basis, working Monday to Friday. All candidates must have a full driving license and have access to the use of a car. Successful candidates will be required to provide an enhanced Disclosure (DBS). This disclosure cost will be met by Fair Ways.

You and your specialisms

Management roles within our charity play a key part in achieving our mission of making a difference through passionate care, support, and education. To support this, you will be required to have, or be working towards a minimum of the following qualification levels and/or experience:

  • Demonstrable relevant experience within a management role in property maintenance, construction trade, facilities management, or building services management; or equivalent combination of education and experience, along with completion or enrolment on SMSTS or SSSTS.
  • Experience in managing teams and departments effectively and experience in devising and implementing programs of change and improvement to services.
  • Proven experience in budget management, cost control, and procurement of maintenance services.
  • Proficient in IT systems and office equipment, including Microsoft Outlook, Excel, and Word. Experience with maintenance management software and digital reporting tools is desirable.
