Why this role matters

As our Clerk of Works, you’ll be the quality champion across our new build schemes. You’ll work at the heart of the Development Project Team, collaborating closely with developers, contractors, project managers and our New Homes Customer Care colleagues. Your work will have a direct and visible impact on build quality, programme delivery and most importantly, customer satisfaction.

What you’ll be accountable for:

  • Setting, coordinating and monitoring the quality of workmanship across allocated new build projects
  • Carrying out regular site inspections, ensuring materials, workmanship and methods meet specifications, Building Regulations and manufacturers’ guidance
  • Monitoring contractor performance against programme, labour levels and KPIs, flagging risks early to protect delivery targets
  • Reviewing pre‑construction and construction phase drawings to ensure compliance with Building Regulations, Employer’s Requirements, funding standards and buildability requirements
  • Ensuring a consistent, high‑quality inspection and reporting service is delivered across all sites using agreed templates
  • Leading on the snagging process, carrying out rigorous inspections and ensuring issues are resolved prior to handover
  • Supporting the post‑completion defects management process, working closely with the New Homes Customer Care Team to deliver a smooth customer journey
  • Attending site progress meetings and contributing professional insight to project discussions
  • Identifying trends, sharing learning and driving continuous improvement in quality, processes and specifications
  • Maintaining accurate inspection records in line with data governance, legislation and best practice

What we’re looking for

  • Significant experience as a Clerk of Works or in a similar quality‑focused role within new build housing
  • Strong working knowledge of current building legislation, NHBC standards and Building Regulations (current and emerging)
  • Proven experience in quality assurance and improvement within a construction environment
  • A relevant professional qualification such as CIOB, ICWCI, or equivalent (or working towards membership)
  • Excellent understanding of construction health & safety
  • Confident use of IT systems for inspection reporting and communication
  • A full UK driving licence and access to your own vehicle, with the ability to travel regionally
