What is the role?
We are seeking an experienced Project Manager to lead and deliver complex cladding and fire safety remediation projects in line with current building safety legislation and best practice. The postholder will oversee project delivery from assessment through design, procurement, and construction, ensuring compliance with the Group standard operating procedures, building regulations, Building Safety Act 2022, and other statutory and technical standards.
What you’ll do as Special Project Manager
· Lead end-to-end delivery of cladding remediation projects, ensuring safety, quality, and programme compliance.
· Manage multi-disciplinary teams including designers, consultants, and contractors through all RIBA stages.
· Oversee the procurement of consultants (Architects, Fire engineers, QS/cost management, Structural engineers, Principal designers including contractors’ during the remediation design solutions etc.
· Good understanding of JCT design and build and manage change control, risk, and budget reporting.
· Coordinate surveys, intrusive investigations, and validation testing of external wall systems.
· Ensure compliance with BSR Gateway requirements, CDM Regulations, and manage golden thread process from outset to handover.
· Ensure robust and regular communication with residents, landlords, managing agents, and external stakeholders.
· Manage project reporting, KPIs, and progress updates to senior management and client boards.
· Ensure all remedial works meet fire performance and warranty provider standards (NHBC, LABC, etc.).
· Monitoring Budgets and other financial reports, rising pro fees, contractor payments, invoices, budget reviews and alignment etc.
· Contribute to commercial reconciliation and variations, monitor and manage project costs, variations and instructions including final accounts.
· Manage all project controls, programme including updates, project documentation and coordination ensuring record available on SharePoint, distribution and circulation with the project team.
What experience do I need?
· Degree or HNC/HND in Construction Management, Building Surveying, or related discipline.
· Membership of a relevant professional body (e.g., RICS, CIOB, CABE, APM) is desirable.
· Understanding of BSR Accountable Person and Principal Designer/Contractor duties advantageous.
· Proven track record delivering large-scale remediation of building safety or façade remediation projects including internal works.
· Strong understanding of current fire safety legislation, cladding system performance, and relevant guidance (Approved Document B, PAS 9980, Part L and other AD’s).
· Experience administering JCT or NEC contracts and managing external consultants and contractors.
· Excellent project planning, budgeting, and stakeholder engagement skills.
· Proficient in project management tools (MS Project, Excel, SharePoint).
· Strong report writing and presentation skills.
· Detail-oriented and proactive approach to risk management.
· Strong leadership and communication skills with ability to influence diverse stakeholders.
· Commitment to resident safety, sustainability, and continuous improvement in building quality.
