Building Safety Officer

Internal Role Title: Building Safety Co-Ordinator 

Hours: 35 hours per week, Monday-Friday

Salary: £31,773-£39,716 per annum plus £2272 car allowance per annum (salary offered dependent on experience)

Contract: Permanent

You will manage risk-based programmes relating to specified risk areas and service contracts, including the day-to-day contract management of a number of service  contracts, completion of remedial works and working with independent consultants to ensure that statutory compliance is maintained across all assets. You will also need to have strong procurement knowledge across specifications and cost documents, as well as manage the section 20 process independently.

We support agile working, so you’ll be provided all IT equipment to work flexibly between your home and at our Dartford office. We expect the first three months of the role to be solely based at the Dartford Office.

Your key tasks will include:

  • Delivering risk-based programmes of servicing and remedial works relating to specified Fire, Lifts, Asbestos, Gas, Electrical & Legionella “FLAGEL” areas and service contracts. Manage Section 20 processes when necessary.
  • Managing contractors, consultants, and residents to ensure that properties are well maintained and achieve statutory compliance.
  • Reporting on works progress, performance of contractors/operatives on site and the delivery of servicing regimes and programmes.
  • Recording, maintaining and updating information databases with accurate records on all areas of work, adhering to latest legislation such as GDPR.
  • Liaising with the Development and S&M teams to ensure that handover information for new schemes properties is received in the correct manner. Interpret the information, deliver appropriate actions and load the relevant data into the asset management database.
  • Assisting in developing strategies, policies, procedures and processes for the Building Safety team.
  • Taking ownership and responsibility for complaints from customers, ensuring that the customer experience is positive, professional and timely with lessons learnt identified and implemented.
  • Leading on contractor finance which includes, monthly invoicing, maintaining and managing budgets.

 

 

We're looking for someone who has:

 

  • A good standard of education, with good literacy and numeracy.
  • An ability to use database systems and project management software, with practical experience of extracting data and generating reports.
  • A good knowledge of construction technology and contract management, including budgets, invoicing, and performance management.
  • An awareness of planned property maintenance issues.
  • A general awareness of regulations relating to asbestos, health and safety (CDM), section 20 requirements, and fire, legionella, asbestos, gas, electrical and lifts, along with all service contracts.
  • A good knowledge of public procurement and specifications and cost documents.
  • An ability to use MS Office suite.
  • An ability to extract numerical and graphical information from the internet.
  • Desirable to have an awareness of key property issues in social housing.
